Whether you think you can save money doing it on your own or you didn't know you should have considered using a commercial broker to work with you on your lease, the commercial real estate market is much less standardized than the residential real estate market and just being able to find what spaces are currently available is difficult in the commercial market. There are also many nuances involved, such as zoning restrictions that an experienced broker can help you navigate.
